Fair Housing Compliance
Avoid language that excludes or favors based on race, religion, gender, disability, family status, etc.
Example: Replace “great for young couples” with “spacious layout for comfortable living.”
Include a Fair Housing logo and Equal Housing Opportunity statement in your footer.
ADA Accessibility
Use readable fonts and color contrast.
Add alt text for all images.
Use proper heading tags (H1, H2, etc.) for screen readers.
Ensure the website can be navigated by keyboard (not just mouse).
Consider using an accessibility plugin or testing tools like WAVE.
Privacy & Data Collection Laws
Display a Privacy Policy clearly (footer is best).
Use opt-in checkboxes for forms and email sign-ups (no pre-checked boxes).
Follow CAN-SPAM, GDPR, and CCPA if applicable:
Include a physical address in emails.
Make unsubscribe options easy and visible.
Don’t sell or share user data without disclosure.
IDX & MLS Rules
Use an approved IDX provider or plugin.
Do not alter listing data or misrepresent property details.
Include any required brokerage or MLS disclaimers.
Copyrights & Licensing
Use only licensed fonts, icons, and images.
Get written permission for client-supplied listing photos.
Don’t use competitor logos or branding on your client’s site.

Legal Compliance Responsibility
While I ensure best practices in design, accessibility, and user experience, the client is solely responsible for ensuring all legal requirements are met, including but not limited to: Fair Housing compliance, privacy policies, IDX/MLS regulations, and ADA accessibility. The client agrees to provide accurate content, secure proper licenses for images and copy, and consult a legal professional for final compliance review.
